Why hire a venue exclusively for your celebration?
A milestone birthday, an anniversary, a family reunion or a weekend with old friends is better when you are not sharing the space. With exclusive venue hire, the whole house and grounds are yours for the stay: the kitchen and dining room for long dinners, the lounges for late nights, the gardens for drinks in the sun and bedrooms so nobody has to drive home at the end of the night.
We have 76 venues to choose from, including Dreamstone Castle in Swansea, Pulborough Estate in Pulborough and Toft Estate in Leek. Every one is booked by a single group at a time, so you can set your own pace, choose your own music and keep the celebration going all weekend.
Celebrations our venues suit
Our exclusive use venues host milestone birthdays – 30th, 40th, 50th, 60th and beyond – as well as anniversaries, vow renewals, family reunions and Christmas or New Year gatherings, and weekends away with friends. Companies hire them for team retreats, off-sites and away days, where a private house gives everyone room to work during the day and relax together in the evening.
Couples planning a wedding use the same venues too. If you are looking for somewhere with a wedding licence or space for a reception, see our wedding venue pages, which show only the venues that host weddings.
What exclusive use includes
Exclusive use means you have the whole property, not a room in a hotel or a function suite for a few hours. That usually includes every bedroom, the reception rooms, the kitchen and dining space, the gardens and terraces, and extras such as hot tubs, pools or games rooms where the venue has them. Use the Filters in the search bar above to show only the venues with a hot tub or pool, a games room, or those that welcome pets.
How many guests can stay?
Our venues sleep between 4 and 80 people, and 15 of them sleep 30 or more. Use the Sleeps filter to see only the venues big enough for your group, from an intimate weekend for close family to a large get-together. Many venues can also welcome extra guests who join for the party itself without staying over; each venue page, or our team, can confirm the limits as well as any house rules on music, noise and finishing times.
Choosing the right venue
Start with how many people need a bed for the night and where most guests are travelling from. Our venues stretch from Cornwall and Devon to the Peak District, Wales and Scotland, so there is usually one within easy reach. Then think about the feel you want: a grand country house for a formal dinner, a converted barn for a relaxed party, an estate with acres of grounds for outdoor games, or somewhere more unusual. Our team knows every venue and can help you narrow the list to the two or three that suit you best.
Prices and booking
Prices depend on the venue, the season, the day of the week and how many nights you stay. Weekends and school holidays are the busiest times, while midweek and off-peak stays usually cost less. Because one price covers the whole venue and every bedroom, the cost per person often compares well with booking hotel rooms for the same group.
Add your dates in the search above to see which venues are free and what they cost, then send an enquiry – it goes straight to the venue, who will confirm availability and prices. Popular dates such as summer weekends, Christmas and New Year book up early, so it pays to plan ahead.
